Certificate of Design Compliance – for New Buildings

Certificate of Building Compliance – for Unauthorised Existing Buildings
When building work has been completed without a building permit, the building work can still be registered with the local government by applying for a Building Approval Certificate (BAC). This is similar to a building permit.
The BAC needs to be accompanied by a Certificate of Building Compliance (CBC) issued by a building surveyor. Since not many local governments provide this service, they refer to a private building surveyor like IQ Building Surveyors.
The CBC lets your local government know that a qualified and registered building surveyor has assessed and certified your building work as complying with the Building Code of Australia (BCA).
As the building work has already been completed, IQ Building Surveyors must verify that the as-constructed building works comply with the BCA. This usually requires a site inspection, either by the building surveyor or a professional engineer.
Once you submit our CBC with your BAC application to the council, the Local Government has 10 working days from the date after submission to make a decision.
Certificate of Construction Compliance – for Completed Commercial Buildings
When commercial building work has been completed, a building surveyor must assess if the building complies with the Building Permit (BP). An application for an Occupancy Permit (OP) must be accompanied by a Certificate of Construction Compliance (CCC).
The CCC lets your local government know that a qualified and registered building surveyor has assessed and certified your building work as complying with the Building Permit.
